Uninspected septic systems can wreak havoc on your sales

Who needs a septic inspection?

Anyone buying, selling, or maintaining a property with a septic system should schedule an inspection.
Homebuyers need one to avoid hidden issues, sellers need it to prevent last-minute deal breakers, and homeowners benefit from regular inspections to catch small problems before they become costly repairs.

What are you looking for?

During a septic inspection, a technician is looking for signs that the system is functioning properly and safely. Here’s what’s typically checked:

  • Tank condition: checking for cracks, leaks, or structural damage.

  • Sludge and scum levels: determining if the tank needs pumping.

  • Inlet and outlet tees/baffles: ensuring proper flow and preventing clogs.

  • Drainfield performance: checking for pooling water, odors, or slow drainage that indicate failure.

  • Pump and alarm function (if applicable): confirming all components operate correctly.

  • Water flow test: verifying that wastewater moves efficiently from the house to the tank and out to the field.

In short, inspectors are making sure the system flows properly, treats waste safely, and isn’t at risk of backup or contamination.

Do I need to be there?

When should I schedule?

Yes — it’s highly recommended that you be present during the septic inspection.

Being there allows you to:

  • See the system firsthand and understand how it works.

  • Ask questions about maintenance, condition, and potential upgrades.

  • Get immediate feedback from the inspector before the written report arrives.

For homebuyers especially, attending the inspection helps you make an informed decision and avoid unexpected costs later.

How do I get the letter?

You’ll receive your septic inspection letter by email the next business day, unless other arrangements are made in advance. If special delivery or expedited processing is needed, just let us know before your appointment and we’ll be glad to accommodate.
